Homes, shown like light.

A small, considered collection across the east GTA — each home hung on a white wall and given room to be looked at. Quietly represented; never crowded. Oviya Selvam, Broker · Lumen Realty

Four rooms

I show in four places across the east GTA — each with its own light, its own price of entry, and its own land-transfer rules. I know these four well rather than claiming the province.

The Scarborough Bluffs — pale cliffs above turquoise Lake Ontario at golden hour.

Scarborough & Toronto

Municipal + Provincial LTT

Lake-edge bluffs, bungalows and a deep east-end community. The only room here where the city adds its own land-transfer tax on top of Ontario's.

Birch Cliff · Cliffside · Guildwood · Agincourt
The Mississauga skyline — the curved Absolute towers against a vivid coral sunset over the lake.

Mississauga & Brampton

Provincial LTT only

Newer stock, bigger lots, a real skyline. Provincial land-transfer tax only — no municipal surcharge — which changes the closing math.

Port Credit · Lorne Park · Streetsville · Heartland
The Ajax–Pickering waterfront in peak autumn — fiery maples along a lakeside trail.

Ajax & Pickering

Provincial LTT only

Durham's commuter belt — lakeside trails and GO-line towns where families trade minutes for square footage. Provincial LTT only.

Pickering Village · Bay Ridges · Audley · Nottingham
The Bay of Quinte at sunrise — mist over still water under a coral-and-gold sky.

Belleville & Quinte

Provincial LTT only

Where city money moves for water and quiet. Lowest entry on this list — and the highest mill rate, so the tax line is the one to watch.

Old East Hill · Quinte West · Stirling · Point Anne

The appraisal

Run the numbers yourself — nothing here is sent anywhere. Set the room and the tax rules follow. Honest estimates to plan with, not quotes or advice.

Municipal estimate

Land-transfer brackets reflect Ontario (and Toronto's municipal LTT where it applies; city luxury bands above $3M are not modelled here). Property-tax figures use illustrative municipal rates and vary by year and property — always verify locally. This gallery does not provide automated valuations; a market analysis is prepared by a person.

The curator

Oviya Selvam

I treat a listing the way a gallery treats a work: give it light, give it space, and tell the truth about it. I represent a small number of homes across Scarborough, Mississauga, Ajax–Pickering and the Bay of Quinte — buying and selling at the pace real decisions deserve.

No funnels, no pressure, no automated guess at what your home is worth. A market analysis here is written by a person, within 48 hours. Most of my clients arrive through someone I helped years ago.
