Municipal + Provincial LTTWhite bluffs over deep water, transit-rich pockets, a deep east-end community. The only shore here where the city adds its own land-transfer tax on top of Ontario's.

Mississauga & Brampton
Provincial LTT onlyA real harbour, newer stock, bigger lots. Provincial land-transfer tax only — no municipal surcharge — which changes the closing math.

Ajax & Pickering
Provincial LTT onlyDurham's lakeside belt — breakwaters, GO-line towns, families trading minutes for square footage and water. Provincial LTT only.

Belleville & Quinte
Provincial LTT onlySailboat water and the lowest entry on this list — and the highest mill rate, so the tax line is the one to watch. Provincial LTT only.
